Tenant Fee Schedule

This schedule applies to Assured Tenancies (including Assured Periodic Tenancies) in England, in accordance with the Tenant Fees Act 2019. Under that Act, only 'permitted payments' may be charged to tenants. Every payment you may be asked to make is listed below — no other fees will be charged.

Permitted Payments

As agreed in tenancy
Payable per the tenancy agreement. Increases only by lawful process (e.g. Section 13).
Refundable Tenancy Deposit
Max 5 weeks' rent
Held in an authorised Tenancy Deposit Scheme. Returned at end of tenancy less any agreed deductions.
Refundable Holding Deposit
Max 1 week's rent
Held up to 15 days. Applied to first rent/deposit on move-in, or refunded if tenancy does not proceed.
Variation / Assignment of Tenancy (at tenant's request)
Capped at £50 inc. VAT
Only where landlord agrees. Covers reasonable costs of referencing and documentation.
Early Surrender (at tenant's request)
Landlord's reasonable losses only
Only where landlord agrees. Not to exceed actual financial loss (e.g. re-letting costs, rental shortfall).
Lost Key(s) / Security Device Replacement
Actual replacement cost
Evidenced by invoice — no admin mark-up. Written account provided before charging.
Late Rent Interest
3% above BoE base rate p.a.
Only from 14+ days overdue. Calculated daily on unpaid amount.
Utilities / Council Tax / TV Licence / Communication Services
Actual cost of supply
Only if included in the tenancy agreement. Charged at cost — no mark-up.
