Your property is an asset. We treat it like one.

Letting a property should be straightforward. Place a good tenant. Generate a reliable income. Enjoy a landlord-agent relationship built on trust, without having to manage the detail yourself or chase for updates.

For too many landlords, that’s just not the experience.

Poor communication, hidden charges, marked-up maintenance costs, missed compliance — and not to mention the revolving door of contacts. Often, lettings as a sector feels unnecessarily stressful and opaque.

This is why we built our lettings service around a simple concept.

Three service levels. One shared standard.

We offer a simple choice: Introduction Only, Rent Collection, and Full Management.

It means you can choose the level of involvement that suits your situation.

Each service is executed to the same House Group standard, all underpinned by the same values. Our pricing is clear and fixed. There are no horrors hidden in the small print, and no preferential terms given to one client above another. All are equal. Every client pays the same, and every client knows exactly what they are receiving.

Compliance you can rely on

With over 160 pieces of legislation now governing the private rented sector — and significant financial penalties under the Renters’ Rights Act threatened for even minor breaches — compliance is not something you can leave to chance.

So we take it seriously. We manage compliance proactively and systematically: ID verification, referencing, Right to Rent checks, anti-money laundering, certification tracking, regular inspections with photo reporting, and a documented audit trail throughout every tenancy.

You always know you’re compliant, because you can see it in black and white – and indeed, full colour.

Finding the right tenant

We do not throw tenants at properties just to avoid a void. Of course it is important to us not to have longer void periods than strictly necessary, but it matters to us to find the best-fit tenant we can, that aligns with your own plans as a landlord. This is why at The House Group we look for tenants whose circumstances genuinely suit the property and your goals for it – long-term stability, flexibility around any future plans you have as property owners, or something in between.

Every applicant goes through the same thorough process: employment and income checks, previous landlord references, credit history and Right to Rent verification. You will always receive an honest picture of every application.

Technology that keeps you informed

We use Fixflo for maintenance management, PayProp for rent collection, and Lead to Keys – Rightmove’s own tenancy platform – to handle advertising, enquiry management, and tenancy creation and management.

Every repair, every payment and every document is logged, tracked and visible to you. You will not need to chase us for updates. You will already have them.
